House Extension Stockwell SW9  

One of the most exciting aspects for any homeowner is a house extension or remodel – that is until they begin to find out about all the permits they have to get for various parts of the building process, not to mention approvals from the neighbors.  It makes the homeowner feel like they have a whole new home to come home to after work.  

Since there are various reasons building regulations require permission for different types of house extensions, it’s extremely important that the homeowner finds out which additions require planning permission and which ones do not require permits. Also, just because it requires a permit, don’t give up on the idea of adding on to the house because some paperwork is required.  In most cases the local permit council approves the plan as long as it falls within the construction is within the limits of the regulations.  When the regulations are exceeded, the permission is generally  denied.  

Some of the guidelines that deny permission include the following:  

  • If the house extension is more than one story and has less than 21 feet between the extension and the rear of the property
  • If the extension is multiple storey on an article 1(5) land there and it’s a rear extension
  • If the property is located in one of the designated conservation areas
  • If a previous extension has been completed and this extension adds more than the size allowed by the building regulations
  • If the height of the extension is greater the highest part of the existing roof  

The planning permission regulations require a permit based on any of the following conditions:   

  • The location of the modification (whether it is to the rear or the side of the property) and the proximity of the modification to the property line – there are restrictions to how close the extension is to the boundary
  • If there are outbuildings in the yard
  • If there are previous extensions to the building that are greater that the allowance for the development permits
  • If the existing house is terraced, semi-detached, or detached
  • If the extension is to divide the existing building into a separate facility for a new business (which requires additional regulations) or if it’s for an additional residence for another person or family
  • The size of the existing house
  • If the extension adds a raised platform or balcony
  • If the extension is greater than 70 square feet or if the home is terraced it is greater than 50 cubic feet
  • If the conversion is for a loft, side, or rear extension.  

Since there are a variety of regulations concerning house extensions that require permission, the homeowner needs to be familiar with the regulations that require permits for the extension.  Be sure to find an architect or construction company that’s well versed in the reasons permits are required, as well as how to obtain the permits.  

It’s always a lot of work up front for the planning of a home improvement or enlargement projects, but it’s usually worth it.

The SW9 district of London includes the towns of Stockwell and parts of Clapham and Brixton and it’s situated in the Lambeth Borough.  The history of this area dates back to the 1200’s when this was a village that has markets, gardens, and some beautiful Churches that date back several centuries.  It has a variety of Anglican and Catholic churches with the oldest being the St. Stephen’s Church, and one of the most beautiful being the St. Michael and All Angels with spectacular, tall spires in a Victorian architecture.  Another great place to see in this area is the Pulhamite Waterfall.  This area has the largest Portuguese community along with numerous people from Western Africa and the Caribbean.  It has a lot of great places to eat that reflect the diverse culture of the area, as well as some great pubs, places to shop, and great inns for visiting travelers.
