Home Remodeling

There are several rooms in the home that when they are remodeled increase the value of the home.  Home Remodeling can run a range of being somewhat inexpensive to very expensive, depending on the number of rooms in the project to be remodeled.  Most homeowners that have decided that the home needs to be remodeled usually want the living room, kitchen, or bathroom to be updated and opened up.  

Two of the most obvious rooms that can be successfully updated and remodeled include the kitchen and bathroom.  Having new fixtures, paint, flooring, lighting, and appliances can greatly modernize both rooms and increase the value of the home.  However, there is one upcoming trend that is gaining popularity in many areas of the country and that is the Open Plan Living Design.

This new trend often combines a dining and living room into one large area, and sometimes with just a half wall, or even a bar/counter between there and the kitchen.  These new plans are considered to be particularly contemporary, creating a delightfully spacious room with a very classy look.  For those homeowners who are thinking about this Open Plan Living Design for their abode, there are several things to consider:

• Consult with a structural engineer to be sure that weight-bearing walls are not the walls to be knocked down to open the space.  Sometimes just putting an oversized arch between the two rooms is sufficient if it is a weight-bearing wall.

• Think about the lighting for the two rooms.  Can additional windows be added to increase the light in the room, or do additional light fixtures need to be added to prevent a dark area becoming even darker.  Talk with a lighting consultant to understand the various lighting effects that are available for the increased space.

• Talk with an interior designer to determine the best ways to aesthetically create a comfortable separation between the rooms.  Lining the furniture around the wall with a large empty space in the middle is not a comfortable or efficient use of space.

• In addition to the Home Remodeling requirements to open the room, also think of the electrical needs in case the wall being removed is a big source of electrical plugs.  Can the television and stereo still have an electrical socket if this wall is removed, or do additional sockets have to be added to another wall? 

• Consider the clutter that is already in both rooms.  One large Open Plan Living Design has to be kept free of clutter in order to make it a beautiful space.
