For home owners who decide to renovate their property there are key points to consider:

Firstly one must decide what work you wish to undertake. Having a clear idea what is required with an outline specification to present to prospective builders will typically result in a more crystallised quotation.
Quotations will typically cover construction work only, including basic materials and labour. This leaves additional items for the homeowner to cover as costs can vary dramatically depending on what work and specification is required; i.e kitchen, bathroom, dining etc.
Once quotes come back a homeowner must then build in an additional contingency fund on top of around 15%.
Secondly the type of work, the scale and location will dictate the time scale of the project. Reconfiguring the internal layout of your home for example may require the installation of structural beams, pending feedback from a Structural Engineer. This work will often require a Party Wall Award between you and your adjoining neighbour and must additionally be signed off by an Appointed Building Control Officer.
External Work for a side return extension or loft extension for example, will require permissions from the Local Council in addition to the above, plus Conservation Area Consent and/or consent from English Heritage for specialist works (listed buildings). Each permission requires an application and has an associated timescale for each response.
